Requirements for Consideration
$35 Non-Refundable application fee required for each adult over the age of 18. A minimum of 5 years of combined rental history is necessary as part of our tenant screening process, along with a minimum of 5 years of combined work history. Applicants must have no recent evictions within the last 7 years. Proof of income must demonstrate at least 2-3 times the monthly rent amount; for those receiving rent assistance, it should be between 2.5-3 times the tenant portion; if heat is included, it must be at least 2 times the monthly rent amount. All applicants must pass a background check, credit check, and provide landlord references, along with employer and income verification. For self-employed individuals, we require 2 years of tax returns or 2 years of profit/loss statements, or quarterly tax filings to verify income. It is essential to have rental history with a non-related landlord and to provide favorable landlord references, including information from both current and prior landlords.
